The Weekly Seller Update Problem: What Las Vegas Agents Report When a Listing Isn't Selling

  Every listing agent in Southern Nevada is having a version of the same conversation right now. Week three, no offers, and the seller wants to know what's happening. It's a harder conversation than it was two years ago, for two reasons. Listings are genuinely sitting longer. And since the practice changes took effect, sellers have been explicitly primed to ask what their agent's compensation is buying. The agents handling it well aren't better talkers. They're reporting on different things. Why the conversation got harder The market data explains the volume of these calls. Las Vegas REALTORS® reported 7,590 single-family homes listed without any offer at the end of August, up 5.3% year over year, plus 2,714 condos and townhomes, up 6.0%. In August, 74.8% of homes sold within 60 days, down from 77.5% a year earlier. Supply reached just over four and a half months.
